Buying a home can be a dream come true or give new meaning to "Nightmare on Elm Street." Getting the right kind of loan and home can make the difference.

Buying a home is a very definitive experience for those who engage in it. The process can be grueling, scary, and very exciting.

When buying a home, prospective buyers should consider several important factors that include, but are not limited to:

  • Obtaining favorable loan terms
  • Purchasing a home geared toward a person's desired lifestyle

Loan Terms Include Rate, Payment, and Length

One very surprising thing many homeowners do is avoid shopping around for their home mortgage. While shopping around for car prices, airline tickets, and cell phone rebates, few are as vigilant in researching a loan that will span several decades.

The reason for this may be that their mortgage broker is a close friend or relative, but one should remember that that close friend or relative may be willing to let him or her pay tens of thousands of dollars extra in interest if less pressure is placed upon him to be competitive. For this reason, shopping around is very wise.

When it comes to a house payment, the same rule that applies to renting should be used with a monthly mortgage payment.

Typically, property managers will not rent a home to someone unless they earn four times the rent. This number is not used because it looked good on paper, or because it gave someone the warm fuzzies to come up with it. It is used because of its practicality, and when it comes to buying a home, practicality is very necessary.

And finally, when it comes to a home loan, the length of the loan is important as well. The longer the loan, the more money the loan will cost over time, and the longer it will be before the home owner is mortgage-free with extra money to give to charity, go on vacation, start a new business, or buy a brand new car with cash.

A Home Should Cater to One's Desired Lifestyle

Unlike a vehicle, a home should be an attachment of who someone is. People who only want their home for coming and going for showers and sleeping would be ill-advised to purchase a country home with an acre of lawn, whereas those who love gardening and having friends over should not buy a studio apartment in a city.

The average home owner will hold their mortgage for seven years. For this reason, it can be discerned that one will live in the same place for at least that long. While self-denial can lead to success in certain areas of one's life, such as losing weight, denying oneself things they love for overly extended periods of time can lead to feelings of dissatisfaction.

Engaging in activities like barbecuing, wood working, and gardening can be very therapeutic, and for those who use these activities as a source of therapy, it is best to enjoy one's free time when at home as opposed to thinking of getting around to those things later.

The weeks leading up to a home purchase can be very stressful, but the years that follow do not have to be. Barring unforeseen financial difficulties, buying a home with a loan of 30 years or less with a monthly payment that is one-fourth of a person's income will alleviate many financial troubles that come with home ownership. On top of this, having a home that can serve as a source of one's enjoyment and relaxation is a joy that all homeowners should know.
